Data Specification for Real Estate Syndication

  1. Listings supplied from Text, Spreadsheet, CSV, Delimited or other files, must have a header in the first row that contains the field names for each column.
  2. Listings stored in MYSQL, SQL Server, or Oracle may require the assistance of a Network Administrator. If direct access to your database is not possible, an alternative solution would be for your Administrator to provide you with an export that can be used to create your XML Feeds. 
  3. RES maps your fields for you, so creating Queries with the "exact" field names below is not required. What's more important is that the field contains the correct information that is described.

Required Fields

Listing ID A unique name or number that identifies the property in your system Cannot be more than 10 Characters
Web Page URL A URL that you want others to be taken to for more information on the property.

  • Must be a properly formatted URL beginning with "http://"
  • Must contain the FULL URL Path
  • Must be Unique for submission to Trulia
Property Type The type of proeprty Must be one of the following:
  • Apartment
  • Condo
  • Land
  • Mobile Home
  • Single Family Home (Default)
  • Town House
Property Status Current Status of the property:  Active, Pending Sold, For Rent, For Sale Must be one of the following:
  • For Sale(Default)
  • For Rent
  • Pending
  • Sold
  • Widthdrawn
Listing Type Must be one of the Following:
  • Corporate Property
  • Foreclosure
  • Resale(Default) 
  • New Home
  • Rental
Date Listed The date the property was put onto the market Must include the Month, day and 4 digit year:  MM/DD/YYYY
Title Caption for the property.  Example:  Beautiful home with land and mountain view!
Description Description of the property Can include HTML, but will be converted to text where needed
Street Address Street Location
City The City
State 2 Character Abbreviation for the United States
Zip or Postal Code
Price Must be numerical, no alphabetical characters. 
Year Built Year the home or property was constructed Must be a 4 diget number XXXX
Number of Bedrooms Must be a number
Number of Full Baths Must be a number
Number of Half Baths Must be a number
Lot Size Acarage of Property Must be a number. Can include decimals
Total Area Area of the home.  For example: 1650, not 1650 sq ft. Must be a number with no Alpha Characters
Company Name The name of your company
Company URL The URL of your Company Must be a properly formatted URL beginning with "http://"
Agent Name The Agent for the Property
Agent Phone The Agent's Phone
Agent Email The Agent's email
Office Name Name of the office representing the property
Office Phone
Office Email

Show Address Show this property's address on the Syndication Website Some syndication sites give you the option of displaying or NOT displaying the address.  On others it is required.
